The Blue Ridge Commerce Center is a 111-acre commercial and industrial development located southwest of downtown Houston. Developed by Trammell Crow Company, the project represents a large-scale transformation of raw land into a modern design of storage and office spaces to support industrial growth in the region.
EHRA Engineering was contracted by Trammell Crow in 2021 and is set to complete final as-builts within the coming month. Under this contract, EHRA provided comprehensive surveying services throughout the full lifecycle of the project, from beginning to end. The team has supported the client from initial land acquisition through final construction closeout.
EHRA is nationally recognized for excellence in ALTA/NSPS Land Title Surveys, bringing proven expertise and reliability to complex projects such as the Blue Ridge Commerce Center.
The project site consisted of multiple parcels that required extensive research, coordination and consolidation by EHRA’s Assistant Project Manager, Christine Armstrong-Culp, SIT, CST-III to establish a unified development tract. Initial steps included boundary and ALTA Land Title Surveys to facilitate acquisition, followed by detailed topographic mapping to support engineering design and infrastructure planning.
With the project’s proximity to major transportation corridors, EHRA also conducted topographic surveys along McHard Road to assist with utility design and connectivity. Coordination with local agencies including the City of Houston, Harris County and Fort Bend County Tollway Authority was critical, particularly in addressing right-of-way abandonments and jurisdictional requirements.
EHRA delivered a full suite of surveying services. The team’s ALTA surveys uncovered all visible site features, including buildings, pavement, utilities, landscaping and irrigation system. EHRA’s drone-mounted LiDAR technology produced topographic surveys across the 111-acre site. This approach allowed the team to accurately capture ground elevations, penetrating the heavily wooded tree canopy without any environmental disturbance.
The Blue Ridge Commerce Center presented several unique challenges, including working around an active oil lease within the project limits and coordination with and research of multiple jurisdictions and right-of-way abandonments. EHRA supported the development continuously from concept through construction. EHRA reviewed and signed the mylar, ensuring quality and consistency with project standards.
The project is now in its final stage, with EHRA finalizing ALTA as-built surveys for the buildings and site improvements.
