Located along FM 529 in Waller County, Mirabella is a new 318-acre residential community featuring approximately 1,200 homesites. Situated in the northwest Katy area, the neighborhood will offer high-quality homes designed and constructed by Century Communities. Mirabella is planned to provide a modern residential lifestyle with convenient access to the area's growing commercial, recreational and employment centers. Amenities will include a recreation center with a pool and playground, lakes, walking trails and open green spaces, creating abundant opportunities for outdoor recreation and community gathering.

EHRA is proud to have partnered with Century Communities on this project from the beginning, providing land planning, entitlement, civil engineering, surveying, platting, landscape architecture and construction administration services that have supported the development from initial planning through construction and home sales.

As the project advances, our Platting Team serves an important role in coordinating with local jurisdictions to move each phase toward recordation.

Platting Services

Once a preliminary plat has been approved, the Platting Team guides each project through final plat approval and plat recordation with the County Clerk's Office. Platting involves much more than defining property boundaries and individual lots. Each plat must account for the easements, access, drainage facilities and utility infrastructure necessary to support the development. To ensure these elements are accurately reflected in the final documents, our team works closely with the Land Services, Surveying and Mapping, Construction Services, Planning and Visioning and Landscape Architecture teams. The Surveying and Mapping team prepares the plat drawings, while the Platting Team coordinates the review process, incorporates comments from the reviewing jurisdiction and collaborates with the appropriate disciplines to address revisions and maintain project schedules.

Because a plat becomes a legal public record, accuracy is essential. Errors require a replat, resulting in additional costs and delays. Detailed reviews of dimensions, notes, easements and other information help ensure documents are complete and ready for recordation.

Adapting to Challenges and Moving Forward

The process also requires flexibility as development plans evolve. Changes to lot sizes driven by ever evolving market demands, subdivision boundaries, or development schedules can require revisions to previously completed work. In addition, rapid growth in Waller County has brought evolving regulatory requirements and increased coordination with local officials. Maintaining open communication and strong working relationships with county staff helps the team navigate jurisdictional requirements and keep reviews progressing.

EHRA Engineering adapts to changing jurisdictional requirements with diligence to accomplish technical and regulatory objectives for each development. Through dedicated collaboration and technical expertise, the Platting Team has helped advance the Mirabella project toward construction and the creation of a vibrant new neighborhood for future homeowners. To date, the team has successfully recorded 200 lots within Mirabella, marking an important milestone in the community's ongoing development.

While much of this effort takes place behind the scenes, the Platting Team's work is instrumental in transforming the vision for Mirabella into a thriving residential community. Projects like Mirabella exemplify EHRA's commitment to quality, collaboration and successful project delivery.
